What is a Mortgage Broker?

A Mortgage Broker is a licensed professional who helps borrowers find the right mortgage loan by comparing rates and terms from multiple lenders. They act as intermediaries between borrowers and lenders, offering advice and assistance throughout the loan process.

The number 1 reason for using a Mortgage Broker is to provide you with more access to options. Mortgage Brokers have access to a wide range of lenders, giving clients a broader selection of loan products. Brokers save their clients time by undertaking all research and analysing when comparing different loan options. Ultimately brokers offer their clients a tailored solution to meet their unique financial situation.

If you go to a bank directly for your lending needs, you will be limited by the products they offer. Whilst lenders do their best to serve their customers, they will not be forthcoming on better deals offered by their competitors.

What is the process in obtaining a loan?

At Sinch Finance we will conduct an initial interview you to understand your needs, objectives and financial circumstances. As Brokers we are obligated to act in the best interests of our clients so understanding your scenario is very important when deciding the most suitable lender.

Our Brokers will then conduct a comprehensive assessment and present you with a lending recommendation that best suit your needs from our panel of lenders.

If you agree to proceed with the recommended finance, our team will liaise with the lender as your advocate to secure finance approval and assist you with lender documentation required until your finance is settled.

How are Mortgage Brokers paid?

When a client chooses to obtain finance from a lender, the Mortgage Broker is paid by the lender in the form of a commission. Sometimes Mortgage Brokers will also charge clients an upfront fee for service. This is often due to the advice that is provided, the complexity of the scenario or time and effort that will be required to obtain finance.

Sinch Finance generally does not charge the upfront fee unless the finance is Commercial, involves complex company/trust structures or requires more time. Contact us to discuss if you are unsure.

Is it better or cheaper to go directly to a bank?

The simple answer is NO. In 2024, Mortgage Brokers were responsible for writing 75% of all home loans in Australia. Customers are shifting away from banks for their home loan needs in favour of a broader range of lenders and services offered by Mortgage Brokers.

Ultimately Mortgage Brokers offer the same products, borrowing capacity, interest rates and fees as banks. Brokers can also negotiate interest rate discounts on behalf of customers and also have fees waived.
